CAN I REALLY
CHOOSE ANY HOME I WANT?
Yes! However, we both want to avoid areas where homes are not
appreciating. We want to be in good neighborhoods with good schools
where property values steadily increase, not in a war zone. We
are a company that invests in you as much as we invest in the
home. We have each home inspected prior to closing and make sure
that your home is in good condition and free of hidden problems
in all major areas (roof, electrical, heating, cooling, and foundation).
HOW MUCH OF
A DOWN PAYMENT WILL I NEED?
When you choose a home to purchase from the RealEstate Listings,
you will need to provide a minimum 7.5% of the Listing Price
as your down payment. This down payment will go toward the purchase
of your home. Currently, we are working with homes between $140,000
and $350,000 in value. The down payments in our program can be
as low as $10,500! Remember, we can accept borrowed funds and
can give you until the inspection date on your new home to make
the down payment.
ARE TAXES
AND INSURANCE INCLUDED?
YES!! We pay the property taxes and the real property insurance.
You are required to purchase a resident insurance policy to cover
your possessions inside the home. You will have to pay for your
utilities, and take care of maintenance on your new home. This
is "YOUR HOME" and we want you to treat it as such.
CAN I BUY THE HOME BEFORE THE END OF THE LEASE? Yes, you can
exercise your option to buy at virtually anytime during the lease
period. On some homes, you'll need to live in the home for the
first 12 months before exercising the option.
WHAT KIND
OF IMPROVEMENTS CAN I MAKE?
We seek tenant-buyers who want to experience the benefits of
home ownership and are willing to invest in a fine home. Build
a deck, add a fence, paint the interior, and landscape the yard.
All these activities add value to the home and boost your future
equity.
WILL THE PRICE
OF THE HOME GO UP?
Your option price remains locked-in during the option term. At
any time during that period, you can purchase the home for the
option price. By freezing the price of the home, you won't be
'shooting at a moving target' when you talk with the lenders.
YOUR PROGRAM
IS UNIQUE, SHOULD I TELL OTHERS?
We provide a $300 finder's fee to you if you refer someone to
us who contracts for one of our homes. When they sign the lease,
we'll send you the $300.00!
