utilities are a
est. if interested we can pull up some past bills. of course
the highest gas usage is in the winter and electric is highest
in the summer. we moved into this home 3 years ago with high
hopes of turning into our forever home. my wifes illness has
made a turn for the worst causing us to return to florida. it
is a work in progress, not to scare anyone off but just to be
honest. we have replaced the carpets, put in a gas stove top,
replaced the 4 ton central heat and air unit(heat is gas) and
many other things. it lacks some paint, we had priced new double
hung insulated windows as our next project at 5k. existing window
are old and have the storm windows on the outside. the garage
has heat and air run to it. a new insulated garage door was instaled
with a new opener with battery back up. there is a shed and a
large building in the back yard for storage or kids play. there
is an above ground swimming pool with a new pump. we also put
a new liner in when we moved here. we paid 1k for it, it is the
thick kind made for inground pools. it has aquired a slow leak
around the end of last summer so i have not attempted to locate
it. but a new liner can be purchased for less than 1k. we have
spent alot of money clearing trees away from the house, as before
large trees where hanging over it. the roof is approx. 6-8 years
old. while secluded it is still just minutes from town. during
the summer you can barely see the house from the road and from
the back property line you can see the neighbors metal roof.
the 4th bedroom we use as an office. it has built in book shelves
and cabinets underneath. there are two decks on the home. one
is new and the other is in good shape. price is negotiable on
purchase or lease. home is qualified for a usda loan at a low
interest rate and no pmi insurance required. if credit or financing
a down payment is a problem we can work out a lease to fit your
needs. |
