My Fiance' and I
both got nailed with our credit, we decided to concentrate mostly
on hers, and mine as the secondary focus. Her credit is up to
700 and climbing at a steady rate, mine is a year or two away
(medical incident). We make a combined $170,000 base income,
and draw an extra $100,000 in commissionable income as well,
per year. We have no car payments because her comapany pays for
her car, insurance and gas. We also have 2 credit cards with
good rates, that we pay on time, and do not spend more than we
make!! I own a car outright. We pay $3100 a month in Manhattan
and have solid records to prove 4 straight years of on-time rent,
we are never late on the most important things, obviously we
both had hiccups or we would both have 850 credit scores.We will
be getting married on 8/8/09 and want to stay commutable to NYC,
and will be looking at all situations. The best scenario for
us, is obviously to have someone carry the paper at a non-loan
shark rate, and assume a little risk with us. When our credit
is sparkling, we will acquire a bank loan and pay you out, so
maybe a balloon in the mix? We have 50K to put down currently
and want to buy at about the 400-550K range, dependant on interest
rate of course. We are looking for a "first home" and
best scenario is someone who needs to get out from under their
home in this volatile economy, and therefore, a win-win scenario
is created. We don't mind looking at homes that need a little
love, but plumbing and the like are not a road we want to travel.
A home with an attached apt. would be acceptable, utilizing extra
income would be great. We are open minded, but as anyone would,
will be doing our due diligence. We are not desperate, so if
we can't make it happen now, we will remain patient. Rent to
own is another option, yet not if it is a place with hidden problems
that will clearly be designed to give the seller the advantage,
knowing we won't buy with all that revealed. Thanks, and have
